The Sanatoga Greene Luxury Apartments will target a variety of household types consistent with the demographic makeup of the market. Primary target markets will include single young adults; including those with roommate situations, couples, empty nesters/retirees, divorcees and families.

Of note is the 60-acre Lower Pottsgrove Township Park located immediately adjacent to the apartment site that offers athletic fields, walking paths, a 9-acre lake, basketball courts, soccer field and baseball field, children's playground and other amenities.

The project will introduce the first mid-rise luxury apartment product to the 422 Corridor marketplace providing access flexibility to attract the older and younger components of the target market. There will be 310 units built in five 4-story buildings with 62 units per building.

We have designed a greater proportion of smaller units (studios and one-bedroom units) at 61% of the total units. The project will include some 44% of two-bedroom units and two-bedroom units with den.

Fifteen of the smaller units are studios which are not currently offered in the Route 422 competitive product base. Market studies indicate that there is an untapped potential for smaller units appealing to single person households attracted to the upscale design, features, amenities and the elevator services units that will have immediate access to Route 422 and the employment nodes straddling and accessible to the highway.

Luxury Apartment features will include upscale contemporary units that will include high efficiency stainless steel appliances, in unit full-size washer/dryer units, granite or quartz countertops, custom cabinetry, pendant lighting, breakfast islands, luxury vinyl wood plank flooring, balconies, large walk-in n closets in master bedrooms, large walk-in showers, solid core doors and high ceilings, high speed internet services (pre-wired) and electronic entry hardware. These amenities are equal to or superior to other upscale projects along Route 422 and will be an appealing draw for future tenants.

Sanatoga Greene’s Luxury Apartment complex will also offer a full 2-parking spaces per unit along with some 48 private garage units for rent.

Community amenities include a planned 4000 square foot Clubhouse building containing a fitness center fully equipped with the necessary equipment along with a yoga studio and spinning facility. The Clubhouse will also contain the leasing and management offices, lobby, reception area great room, game room and co-working space. Outdoor amenities will include a heated salt water pool, a patio area and grilling area, car wash and pet walk/wash facilities.

Site work and civil construction shall begin in the Spring of 2020 and vertical construction should start prior to the end of 2020 or in early spring 2021.
