ABOUT SANATOGA GREENE

Sanatoga Greene is a fully approved, mixed-use development project strategically located along US Route 422, a major artery in the northwestern sector of the Philadelphia Metropolitan area. Positioned just west of Evergreen Road in Lower Pottsgrove Township, the project location provides easy access to employment, shopping, institutional and recreation centers both within the immediate area and surrounding region. The proximity of Sanatoga Greene (within walking distance) to nearby Philadelphia Premium Outlets (featuring 150 national brands) and COSTCO provides both a powerful marketing tool and attraction for this exciting project. Other local draws and services include: retail centers, medical centers, library, post office, educational and nearby Sanatoga Park recreation area which lies immediately adjacent to the development project.

The Sanatoga Greene development project will consist of three (3) mixed-use development components: Townhomes (by Ryan Homes), Luxury Apartments and Medical Offices. These development components are positioned as indicted in the rendering below and will be constructed by Phase sequence; Townhomes within Phase 1, Medical Offices within Phase 2 and Luxury Apartments within Phase 3.

The Sanatoga Greene mixed-use development project will also include an approved Medical Office Building (MOB) complex containing two 60,000 square foot office buildings dedicated for medical use and/or Ambulatory Care Centers to be leased by the developer to a credit worthy Regional Healthcare Group seeking to expand their presence in the existing market or enter this high potential market.

The Sanatoga Greene Luxury Apartments will target a variety of household types consistent with the demographic makeup of the market. Primary target markets will include single young adults; including those with roommate situations, couples, empty nesters/retirees, divorcees and families.

Townhome Concepts

Sanatoga Greene’s Townhome development complex will be called Sanatoga Crossing (by RYAN Homes) and will be a new starter home community constructed on a large wooded parcel with immediate access to the Sanatoga Interchange of Route 422. The site lies immediately adjacent to a 60-acre Lower Pottsgrove Township Park including a 9-acre lake and playing fields and walking trails. Construction of these townhomes is set to begin Summer 2021.
